Seller's Pre-Listing Inspections
We all know your buyers are going to want to have an inspection. You should know what they are going to find by getting there first. Having a pre-inspection allows you to see your home through the eyes of a critical and neutral third party. It alerts you to any immediate safety issues before agents and visitors tour your home. It may alert you to items of immediate concern. It allows you to make repairs ahead of time so that defects won’t become negotiating stumbling blocks later. You have the time to hire contractors or make the repairs yourself, if qualified. It may relieve potential buyers' minds. It might encourage the buyers to waive their inspection contingency. It reduces your liability by adding professional supporting documentation to your disclosure statement.
Investment Property Inspection
This level of inspection is different than a residential inspection. The details are aimed more at the physical conditions of the structure. A critical look a systems, structure, roof, foundation, and general condition of all major items – to clarify the repairs and upgrades that need to be addressed.
Annual Rental Property and Cabin Inspections
As a former investment property owner, I am proud to offer rental property and cabin inspections. Yearly inspections are important protection on your investment by helping to identify issues before they turn costly. Household components wear out over time and should be given the opportunity for an evaluation by a Certified Professional Inspector to determine their condition. Additionally, Annual Home Maintenance Inspections provide a detailed record of the condition of the home if the house is placed on the market to sell. You will receive the same amount of personal attention that is provided to clients whose home or potential home is on the market. I will walk you through the home, showing you what was found and explaining what it means. You will have a chance to ask questions or get clarification. I will provide you with information to keep all of your home's systems functioning in tiptop shape. 11th Month Warranty Inspections
Most builders offer a one-year warranty on a new home. I’ll come out during the 11th month and perform a full home inspection before the builder’s warranty expires. My non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they’re still in force.
